Standardize before vacancy

Keep a property specification sheet for paint, filters, bulbs, locks, fixtures, flooring, appliance models, and approved replacements. Standardization removes shopping decisions from time-sensitive turnovers.

Document first

Capture timestamped room-by-room photos and video before moving, cleaning, or discarding anything. Follow the lease, applicable law, security-deposit rules, and company procedures. Separate ordinary wear from damage consistently.

Sequence saves days

Inspect and bid; address water, safety, pests, and major systems; repair and paint; clean and landscape; perform quality control; then photograph and market. Starting cleaning before dusty repair work is paid exercise.
