Build a short control list

Separate safety, active water, structural, electrical, HVAC, and lender-required items from maintenance and cosmetic observations. The signed repair amendment—not the full inspection report—is the final-walkthrough control list.

Bring evidence and simple tools

Take the amendment, invoices, flashlight, outlet tester, paper towels, thermometer, painter’s tape, and a charged phone with storage for timestamped photos.

Know what deserves reinspection

Foundation, roof, electrical-panel, plumbing, HVAC, sewer, and wood-destroying-insect repairs may warrant professional verification, invoices, transferable warranties, and permits when applicable. If material agreed work is incomplete, document it and contact your agent before signing closing documents.
