Spring and summer
Check winter damage, drainage, irrigation, exterior sealant, rooflines, screens, and visible plumbing. Service cooling equipment before the first heat wave, replace filters appropriately, verify condensate drainage, monitor water use, and control window and attic heat without restricting condenser airflow.
Fall and winter
Service heating, inspect exposed pipes, locate covers and insulation, clean gutters, test alarms, and stage freeze supplies. During hard freezes, protect plumbing and pools according to their systems and check attics and ceilings afterward.
Keep a house record
Record service dates, model numbers, filter sizes, warranties, paint colors, shutoff locations, and repairs. A five-minute note today can eliminate a two-hour scavenger hunt later.
